Auction – a new and very effective way of realty sale

The company MEXX Reality s.r.o. offers its clients a new way of selling or purchasing a realty – a voluntary public auction in accordance with the law 26/2000 Coll. – which becomes thanks to its many advantages becoming more and more popular. The advantages compared to the classic sale:

Common for both the seller and the purchaser:

• transparent sale
• service defined by the law
• releasing the information about the realty sold at the auction stated by the law

For the seller:

• no payment of the tax for the realty transfer since it is a so called transition of the owner’s rights
• it is not possible to doubt the transition of the owner’s rights by the purchaser when all the information about the realty in auction is released
• freely available information to all potential purchasers on the internet – Central address managed by the Czech Post Office (Ceska posta, s.p.)
• saving time on the tours; the law obliges to do at least two tours on the dates stated in advance

For the purchaser:

• only the highest offer done is decisive – thus the purchase price that the participant offered
• the purchaser doesn’t have to be afraid that somebody will address the realty owner in advance or that somebody will secretly offer higher price which is then not possible to react to
• the expert evaluation is done by authorized experts registered at the relevant courts
• the evaluation also states the deficiencies and defects of the realty
• two dates of tours of the realty stated and released sufficiently in advance

How to proceed with selling the realty through the voluntary auction:

• conclude with MEXX Reality a contract about a future contract about organizing the voluntary auction
• the auctioneer (MEXX Reality):
  1. arranges the evaluation of the realty by an authorized expert
  2. after an agreement with you the auctioneer determines the lowest proposal, the level of auction security, the minimal rise, and the possibility of lowering the lowest proposal during the auction; the place and date of the given auction
  3. concludes a contract about organizing the auction and has the signatures verified by a notary
  4. arranges the preparation and the release of an auction notice that among other things includes the deficiencies of the realty
  5. arranges advertising and minimally two tours of the realty on the dates given to each interested person

_{The services of the real estate agency from the first preparation up to the realization of the auction are the same as for the standard sale. MEXX Reality has to fulfill its duties towards the former owner as well as the auction acquirer; these are stated by law. Thus it is not necessary to further specify them by any contract. In comparison with the classic sale it is clearly stated what the auctioneer has to arrange for the proposer and for the auction acquirer. The auctioneer – MEXX Reality – sends all the documents for the transition of the owner’s rights stated by the law to the land registry.}
